800 Indiana’s environmental impact report released; hearing Sept. 11

If you’ve got your eye on AvalonBay’s proposed 338-unit apartment development at 800 Indiana Street, there are some developments of which you’ll want to keep abreast. The environmental impact report for the Dogpatch project, which is located aross from Esprit Park and on a 2.5-acre parcel that currently houses the San Francisco Opera’s warehouse, has been published. SocketSite reports that the public hearing for that report has been scheduled for Sept. 11.

That report, dated Aug. 13, 2014, summarizes the project objectives as follows: construction of high-quality, mainly market-rate apartments that would strongly tie into the existing fabric of Dogpatch; maximize residential density; provide an economically feasible project that increases the city’s housing supply; include future streetscape improvements and open-space connections; activate the neighborhood edge condition and meet Leadership in Energy and Environmental Design (LEED) Silver standards.

The proposed development is surrounded by 22nd Street to the south, 20th Street to the north, Indiana Street to the east and Interstate 280 to the west. It would rise up to 58 feet in height and is comprised of three five-story buildings as well as three public plazas, four private courtyards and 4,400 square feet of rooftop deck space. In addition, an underground parking garage will offer spaces for as many as 230 cars and at least 177 bicycles. The $92 million project is slated to begin in June 2015 and come online around September 2017.
