My latest sale: 616 Panorama Drive
Listed for $999,000 and sold for $1,305,000 … that’s the story of today’s market, and in particular, of 616 Panorama Drive in San Francisco, a listing of mine that has recently changed hands.
This classic Midtown Terrace home was built in 1957 and substantially remodeled by the sellers. Featuring four-plus bedrooms and two bathrooms, 616 Panorama has an open-concept floor plan with windows that span the front of the home as well as a remodeled kitchen with ample storage, counter space and top-of-the-line appliances.
That’s hardly the end of the upgrades. Others include recessed lighting, refinished hardwood floors and new fireplace threshold and surround. There are also double-pane windows, parking for one car (such a gift in San Francisco!) and an ample back patio and yard for enjoying outdoor living all year round. Per the appraiser, 616 Panorama spans 1,931 square feet.
A large master suite is accessed by a gracious stairway from the living room. The suite enjoys its own bath and direct access to the back patio and yard; in addition, directly opposite this bedroom, an additional unwarranted room has been used in the past as a family room or home office.
A planned development of mid-century homes, Midtown Terrace is set near the heart of the city on the western slopes of Twin Peaks.
